§ 12-30. Site requirements.

  • (a)

    Each lot in a manufactured home park shall be at least 100 feet deep, 60 feet wide measured at right angle to the side line.

    (b)

    The limits of each manufactured home lot shall be clearly marked on the ground by permanent stakes or markers flush with the ground. The lot limits shall be the same as shown on the accepted plans.

    (c)

    Manufactured homes shall be placed upon lots so that there shall be at least a 20-foot clearance between manufactured homes, 20 feet on the entrance side between the manufactured home and the front or side lot line, 12 feet between the rear of the manufactured home and the rear lot line and ten feet to any lot line.

    (d)

    No manufactured home shall be located closer than 50 feet to a public road right-of-way line other than a residential street.

    (e)

    No manufactured home, off-street parking space, or building shall be located within 30 feet of the exterior boundary of any manufactured home park.

    (f)

    Each lot shall have a concrete or asphalt paved off-street parking area for two vehicles. Such parking area shall not be closer than three feet to any side lot line or side of any manufactured home. The driveway shall be a minimum of ten feet by 20 feet.

    (g)

    There shall be concrete or asphalt walks to each manufactured home stand from a paved street or from a paved driveway or parking space connection to a paved street. Such walkways shall be at least 30 inches wide.

    (h)

    No exterior storage shall be allowed on a manufactured home lot.

    (i)

    All lots shall be sodded as part of the off-site improvements, prior to the first unit being occupied.

    (j)

    Boulevard trees shall be planted along the drives at a minimum of one per manufactured home lot.
