§ 21-85. Street standards.

  • (a)

    Generally. All right-of-way widths and pavement widths (face to face of curb) in subdivisions shall conform to the city's adopted transportation plan and roadway design principles. Greater or lesser widths may be required depending upon anticipated traffic volumes, planned function of the street and character of planned abutting land uses at the sole discretion of the city.

    (b)

    Gradient. Street grades shall be as approved by the city engineer. All centerline gradients in subdivisions shall be at least 0.5 percent and shall not exceed the following:

    Classification Gradient (percent)
    Arterial and collector streets 4
    Local streets 8

     

    (c)

    Cul-de-sac. The maximum length of cul-de-sac streets in subdivisions shall be no greater than 500 feet measured along the centerline from the intersection of origin to end of right-of-way and shall conform to the city's cul-de-sac policy.

    (d)

    Reserve strips. Reserve strips controlling access to streets in subdivisions shall be prohibited except under approved conditions.

    (e)

    Private streets. Private streets in subdivisions shall only be approved in accordance with the city's adopted private street policy.

    (f)

    Hardship to owners of adjoining property avoided. Street arrangements in subdivisions shall not be such as to cause hardship to owners of adjoining property in platting their own land and providing convenient access to it.

    (g)

    Street signs. Street signs shall conform to the Manual for Uniform Traffic Control.

    (h)

    Street lighting. Street lighting shall be required in accordance with the engineering design standards, design specifications and details.
